I signed a lease for the apartment I am living in. Within the lease, my landlord agreed to fix any major fixtures that need repair within 72 hours of notification. My kitchen sink began to have draining problems. I notified my landlord about this & at first he said it wasn't his problem. Then finally after many unsuccessful attempts to unclog the sink myself, he agreed to fix it. However, it took two weeks for it to be fixed since I first notified my landlord. The problem was fixed temporarily but now I have another kitchen sink clog & it has been a over a week that I have been waiting for my landlord to call a plumber again to fix the sink. The sink has been completely unusable and this is not a suitable living situation.

Buyer insisted that I give him rights to the character and account before he paid, just to make sure all was as advertised. Gave buyer rights to character on 3/6/05. Buyer has not paid, as of 5/3/05. Requesting money from buyer. Am suing for breach of express contract.

In September 2003,we renovated our house and the contractor who was negligent ruined our sprinker system and our fence during construction. We recently had the sprinklers fixed which cost us about $1000.00 and received an estimate to replace the fence for $3000.00. I think the contractor should pay for these as the fence and sprinkler were in good condition before the construction.

When we vacated the apartment, we told the landlord to keep the security deposit (1 months rent) as the two week fee. He sued for damages to the apartment.

My kitchen sink in my apartment started to have some problems draining. Everytime I tried to plunge the sink, dirty water kept coming out of the exposed pipes on the side of the kitchen, which are on the same water line as the kitchen sink. Before I moved into the apartment, paper towels were shoved in the top of these exposed pipes in an attempt to stop water from coming out. I called my landlord & advised him of the problem. The plumber who came advised the problem was that paper towels were sucked into the kitchen sink which caused the clog. However, nothing was done about this. Three weeks later I had another kitchen sink clog and I am assuming it is for the same reason. As a tenant, I feel that the landlord should do something with the paper towels in the exposed pipes which would eliminate the problem of inconveniencing me who has to live there and use the sink daily.
